Pool Permits in Prince William County
Prince William County requires a building permit for any pool over 150 square feet of surface area or 24 inches deep, which covers nearly every inground fiberglass pool. Permits are submitted through the county's ePortal system, and the county wants a house location survey plat marked with grading contours and watershed information, plus two copies of your pool plans and fencing details.
Setbacks generally run 10 feet from the rear property line and 15 feet from the sides, though larger lots over an acre can have different requirements. If you're on a well or septic system, expect a Health Department walkthrough that typically takes 3-5 days. Applications route through the watershed department, then zoning, then the building department for final permit issuance.
Every pool needs a barrier at least 48 inches high per the 2021 ISPSC. One advantage of building fiberglass here: the shell comes with a manufacturer-engineered install guide, which simplifies the plan documentation compared to a poured pool.
Homes inside the City of Manassas fall under a separate jurisdiction with its own excavation permit and bond requirements, and City of Manassas isn't part of Prince William County's permitting process even though it sits inside the county's borders.
