Pool Permits in Fairfax County
Fairfax County pools are permitted through Land Development Services, not the Health Department. Any pool larger than 150 square feet, holding more than 5,000 gallons, or deeper than 24 inches needs a building permit — that covers nearly every inground pool.
- Application requires 2 copies of a plat and 2 sets of pool plans
- Separate mechanical/plumbing and electrical permits are needed for heaters and equipment
- Small sites disturbing under 2,500 square feet can see same-day, over-the-counter review
- Sites disturbing more than 2,500 square feet trigger a grading or conservation plan, adding 3 weeks to 3 months
- A 48-inch pool barrier is required per the 2021 ISPSC, with a self-latching gate
- Typical Virginia pool permit fees run $250–$600, though grading-plan sites cost more
